I’ll work with you to document your property details, key vendor contacts, maintenance priorities, access arrangements, and your preferences to create an organized home portfolio and visit checklist.
Applies to all three home oversight packages, in addition to the monthly rate. Any setup travel charges and the final scope will be confirmed in your custom quote.

Sample package prices cover scheduled oversight visits and the visit summaries. Additional vendor meetings, maintenance coordination, errands, or project work are quoted separately at the service rate. Local travel is included in these sample visit packages; travel outside the local area is additional. Contractor services, materials, and third-party costs are separate.

What counts as local?
The local service area is within a typical 20-minute drive of downtown Grand Rapids or another agreed Grand Rapids starting location. The starting point and whether your property qualifies as local are confirmed in your quote.
No separate travel-time or mileage charge applies to local visits. On-site service hours begin on arrival.
Outside the local area
For visits outside the local area, travel is billed at $25 per 30 minutes ($50 per hour), plus mileage at the IRS business standard mileage rate in effect when your quote is prepared. The current rate is $0.76 per mile, effective July 1 through December 31, 2026. View the IRS rate ↗
Travel time and mileage are calculated for the full round trip from the agreed Grand Rapids starting location. Time is prorated to the minute. Travel charges cover time and vehicle costs; on-site service is billed separately. Parking, tolls, and any overnight expenses are agreed before booking.
Sample trip: three hours each way, 180 miles each way, and one hour of on-site service.
